Appointment Only Basis

Our office operates on an 'appointment only' basis. We ask tenants to please refrain from dropping into the office. Appointments enable staff to spend quality time with you and to properly prepare accordingly. Kindly telephone or email us to make an appointment to discuss matters relating to your tenancy. Tenancy advice is not provided over the phone and all requests, other than urgent repairs, need to be submitted to the office in writing.

Finding a property for lease

All available properties for lease can be viewed on this website.

 

Inspecting a property for lease:

Properties can be inspected at Open for Inspections or by appointment where indicated. For further information or to arrange an inspection, please contact our office to register your interest.

 

Applying to lease a property:

Once you have inspected the property, you will be required to complete our Tenancy Application Form. Application forms are available from our office or you can apply online via this website. If submitting a printed copy, please ensure you provide us with all required references and complete the Privacy Statement, which is now required under the Privacy Act 1988. Please note that we cannot process your application if this is not done.

 

Tenancy application:

Once you have submitted your tenancy application form and all required details have been supplied, we then process your application. This means that we will check your reference criteria, i.e. tenant history, employment history etc. Following positive responses from your references, we will then put your application to the Landlord (owner of the property) who will then make the final decision.

 

All applications are processed and submitted for consideration A decision on an application usually takes between 24 and 48 hours and is at the absolute discretion of the landlord.

 

On approval of your application, we will contact you and request that you provide us with a bank cheque or money order for the bond and first months rent to secure the property. Please make bank cheque/money order payable to Ham Kerr Property.

 

An appointment will then be arranged with you to come into our office and sign the relevant paperwork. Please allow one hour for this appointment.

 

On the day your tenancy commences:

An appointment time will be arranged with you to come into our office to sign the relevant paperwork. All of the following items must be finalised before your tenancy commences and before you can take the keys to the property:

 

  • The Residential Tenancy Agreement (lease) will be prepared and must be signed by ALL parties.
  • Your initial payment of one months rent in advance must be paid in full by BANK CHEQUE or MONEY ORDER made payable to Ham Kerr Property.
  • Your bond payment must be paid in full by BANK CHEQUE or MONEY ORDER; made payable to
    Ham Kerr Property.
  • The Bond Lodgement Form must be completed and signed by ALL parties.
  • Two copies of the Condition Report for the property, including photographs will be provided.
  • The key identification form must be signed by ALL parties.
  • The Direct Debit Authority must be completed and signed by ALL parties.

 

Your Tenant Kit

This will be given to you upon collecting your keys, and will include:

 

  • A copy of the lease agreement.
  • 2 copies of condition report (inc photos)
  • Ham Kerr Property Tenant Information.
  • Consumer Affairs Guide to Leasing “Renting A Home Guide for Tenants & Landlords “.
  • Maintenance request forms.
  • Photocopy of all keys.
  • Tenant Acknowledgement statement to confirm receipt of the above.
  • Information to provide answers to most of the queries that you may have.

 

Please Note:

  • It is the tenant’s responsibility to connect utility services required, prior to tenancy commencement.
  • You need to contact your local water authority and connect water usage in your name on the day your lease commences.
  • It is your responsibility to maintain the property in the condition in which you find it when you move in. If you do not, you will not get your bond back in full and we will not be able to give you a good reference for renting future properties with other agents. (We reference check all prospective tenants and if they do not have a good track record, we do not put them forward to the owner. Other agents do the same. If accidents happen or maintenance is needed, contact us immediately in writing.)
